Million square meters of extra warehouse space needed due to e-commerce growth
The growth of e-commerce in the Netherlands is endless. As a result, according to calculations by logistics real estate consultant CBRE, 1.2 million square meters of extra warehouse space is needed to keep up with the growth.
This figure is based on an explosive increase in the number of internet sales worth approximately one billion euros. Melissa Verhoef, senior research analyst at CBRE states: “The growth translates into a demand for 110,000 square meters of warehouse space”. The value of e-commerce in 2020 was still around 19.7 billion euros. In the coming years, this is expected to increase by 10.8 billion euros, resulting in a need for 1.2 billion square meters of warehouse space.
Challenge to meet growing demand
In recent years we have seen a huge growth in e-commerce. According to the real estate consultant, about 26% of all retail sales will be online by 2025. In 2020, this percentage was still below 18%. This development is also reflected in the demand for logistics real estate. There is plenty of capital and the desire to invest. Nevertheless, according to CBRE, it will be a huge challenge to meet the demand.
Growing warehousing capacity e-Fulfillment Hub
